Elles doivent d\u00e9sormais les financer int\u00e9gralement. <\/li>\n<li><strong>La crise de l&#8217;assurance :<\/strong> les primes d&#8217;assurance habitation collectives pour les immeubles en copropri\u00e9t\u00e9 en Floride ont doubl\u00e9 \u2014 voire tripl\u00e9 dans certains cas \u2014 au cours des derni\u00e8res ann\u00e9es.<\/li>\n<li><strong>Retard dans l&#8217;entretien et inflation :<\/strong> les b\u00e2timents dont les petites r\u00e9parations ont \u00e9t\u00e9 n\u00e9glig\u00e9es pendant des d\u00e9cennies sont d\u00e9sormais contraints de les effectuer toutes en m\u00eame temps, alors que les co\u00fbts de main-d&#8217;\u0153uvre et de mat\u00e9riaux atteignent des sommets.<\/li>\n<\/ol>\n<p>Les immeubles dont les petites r\u00e9parations ont \u00e9t\u00e9 n\u00e9glig\u00e9es pendant des d\u00e9cennies sont d\u00e9sormais contraints de les effectuer toutes d\u2019un seul coup. La Floride a adopt\u00e9 exactement la m\u00eame logique, mais avec des dispositions juridiques encore plus strictes.<\/p><p>Le fait d\u2019\u00eatre <strong>\u00ab Fully reserved \u00bb<\/strong> ou <strong> \u00ab Fully funded \u00bb<\/strong> signifie que l\u2019association des copropri\u00e9taires a fait appel \u00e0 un expert pour calculer la dur\u00e9e de vie utile restante et le co\u00fbt de remplacement de chaque \u00e9l\u00e9ment structurel majeur (fondations, toiture, plomberie, protection contre l\u2019incendie, etc.). L\u2019association des copropri\u00e9taires est alors l\u00e9galement tenue de percevoir <strong>100 % du montant annuel de financement<\/strong> recommand\u00e9 par cette \u00e9tude.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4eb617c elementor-position-left elementor-vertical-align-middle elementor-widget strictement ill\u00e9gale.<\/b><br> Si un immeuble manque de fonds pour atteindre le statut de \u00ab r\u00e9serve compl\u00e8te \u00bb, le conseil d\u2019administration doit soit augmenter les charges mensuelles, soit adopter une cotisation extraordinaire massive afin de combler <u>imm\u00e9diatement<\/u> le Inspection) ou de son inspection SIRS, celle-ci met souvent en \u00e9vidence des travaux de r\u00e9paration structurelle n\u00e9cessaires s&#8217;\u00e9levant \u00e0 plusieurs millions de dollars (tels que la remise en \u00e9tat du b\u00e9ton ou la pose d&#8217;une nouvelle toiture).<\/p><p>Comme de nombreuses associations ont, par le pass\u00e9, laiss\u00e9 leurs comptes de r\u00e9serve vides, <strong>il en r\u00e9sulte un d\u00e9ficit de financement imm\u00e9diat<\/strong>.<\/p><p>Une <strong>cotisation sp\u00e9ciale<\/strong> est une contribution obligatoire et ponctuelle pr\u00e9lev\u00e9e aupr\u00e8s de tous les copropri\u00e9taires afin de couvrir ces d\u00e9penses d&#8217;urgence ou ces d\u00e9penses d&#8217;investissement importantes lorsque le fonds de r\u00e9serve ordinaire s&#8217;av\u00e8re insuffisant.<\/p><p>Dans des march\u00e9s de premier plan comme <b data-path-to-node=\"9,0\" data-index-in-node=\"62\">Boca Raton et la grande r\u00e9gion de Fort Lauderdale<\/b>, ces mises aux normes structurales obligatoires forcent les conseils d&#8217;administration \u00e0 imposer des cotisations sp\u00e9ciales massives, atteignant parfois six chiffres, directement aux propri\u00e9taires actuels.
